A college town with a renter majority
Census figures for 2020 to 2024 put Davis's owner-occupied rate at 43.5 percent, so most homes in town are rented. That shapes the countertop market. Landlords and property managers replace counters between leases, usually on a tight summer turnover schedule tied to the UC Davis academic year.
What landlords usually choose
- Speckled or lightly patterned quartz: no sealing, hides crumbs and wear.
- Mid-tone granite: heat tolerant, low cost in entry tiers.
- Solid surface with an integrated sink: seamless, and scratches can be sanded out.
- Eased edges and stainless undermount sinks to limit chips and leaks.
Timing a summer turnover
Leases commonly turn over in summer, and fabricators get busy in the same window. Book a measure in spring, choose material early and give the fabricator a firm vacancy date. Ask for tear-out, haul-away and sink reconnection in one quote so the unit is not waiting on separate trades.
Owner-occupied homes: three eras
Central Davis and Old North Davis
Old North Davis began with the Bowers Addition in 1913, and College Park was laid out in the 1920s. Craftsman bungalows and period cottages here have small kitchens, wood cabinets and walls that are rarely square. Soapstone, honed granite or marble suit the style; scribing to uneven walls adds templating time.
Village Homes
Village Homes, built between 1975 and 1983, is a 70-acre solar subdivision of 245 homes with natural drainage and shared orchards. Kitchens are often modest, and natural stone such as soapstone or granite suits the neighborhood's design, as does solid surface for a simple, seamless top.
1980s-2000s subdivisions
Newer areas in north, east and south Davis have standard tract kitchens. These are straightforward replacements onto existing cabinets, often with a new full-height backsplash.
Davis water and countertop finishes
Since 2016 Davis has drawn most of its water from the Sacramento River through the Woodland-Davis Clean Water Agency plant, blended with deep-aquifer wells. The city reports hardness typically between 58 and 120 ppm, far lower than the older groundwater supply. In practical terms, mineral spotting around faucets is less of an issue than it was, but it still shows on dark polished stone and honed marble. Wiping the area dry after use keeps any finish clean.
Comparing materials for Davis kitchens and baths
| Material | Best Davis use | Limitation |
|---|---|---|
| Quartz | Rentals and family kitchens | Avoid hot pans directly on the surface |
| Solid surface | Rental kitchens and baths with integrated sinks | Scratches and heat marks more easily |
| Porcelain | Modern remodels; very stain and heat resistant | Thin edges; fewer fabricators work it |
| Granite | Heat-heavy cooking, budget natural stone | Lighter stones need sealing |
| Soapstone | Bungalows and Village Homes kitchens | Scratches; develops patina |

Permits in Davis
Davis is in Yolo County and has its own building division. A countertop replacement in the same footprint generally does not need a permit. Moving a sink, adding outlets or changing walls generally does. Homes in a historic district may have added review for exterior work; interior countertop swaps are usually not affected, but check with the City of Davis if the project is larger.
Bathrooms, multiple units and nearby
Rental owners often replace vanity tops across several units at once. Standard 31, 37 and 49 in vanity tops with a pre-cut sink are quick to install; custom tops cut from a remnant are another option. See bathroom vanity tops. For per-square-foot ranges, see countertop cost in Sacramento.
West Sacramento, the other Yolo County city near Sacramento, has newer homes and riverfront condos. For the full guide to quartz and granite countertops in Sacramento, see the homepage.
What a landlord's quote should list
When several bids come in for a rental unit, compare line by line rather than on the total.
- Square footage and slab tier for each unit.
- Tear-out and haul-away of the old top.
- Sink, faucet holes and any new sink supplied.
- Plumber disconnect and reconnect, or who is responsible for it.
- Template and install dates relative to the vacancy.
Small kitchens and remnants
Apartments and older bungalows often have less than 30 sq ft of counter. Small jobs like these can sometimes use a remnant, a leftover piece from a larger slab, which widens the choice of stone for a modest budget. Ask the fabricator you are matched with whether remnants fit your measurements before choosing a full slab.
