North Natomas and South Natomas are different jobs
Natomas is part of the City of Sacramento, but its two halves were built decades apart. South Natomas, below I-80, developed as residential subdivisions from the 1950s through the 1980s. North Natomas was farmland on the Sacramento River floodplain; development was held back from 1990 until 1998, when the area was certified for 100-year flood protection, and then built out quickly.
In December 2008 a FEMA remap led to a building moratorium after the Natomas levees were found below updated standards. It lifted in 2015 after levee work. So most North Natomas homes date from about 1998 to 2008, with a newer wave after 2015.
North Natomas: 1998-2008 production homes
Neighborhoods such as Natomas Park, Westlake, Regency Park and Natomas Crossing were built by production builders. Typical kitchens have maple or cherry-stained cabinets, an island, and granite tile or 2cm slab granite in tan and brown tones, often with a tile backsplash. These are now 15 to 25 years old, and homeowners replace them mainly for color and the island.
South Natomas: 1970s-80s kitchens
Older South Natomas homes are closer to Sacramento's tract stock: smaller L or U kitchens, laminate or tile tops, often no island. These jobs look like a classic replacement: tear out, check cabinets, set 3cm stone.
Upgrading a builder-grade island
The island is where Natomas owners spend. Original islands are often split-level, with a raised bar for stools. Many owners flatten it to a single 36 in surface, which makes a larger, more usable top but means cutting back the raised knee wall and patching drywall and flooring. A single 3cm slab can usually cover an island up to roughly a standard slab size; beyond that, a jumbo slab or a planned seam is needed.
- Overhang: about 12 in for seating at 36 in height; longer overhangs need steel supports or corbels.
- Sink or cooktop in the island adds cutouts and may need plumbing or electrical changes.
- Waterfall ends use an extra slab section and add a mitered joint.

Permits and HOAs
Natomas homes are permitted by the City of Sacramento. A same-footprint countertop replacement generally does not need a permit. Flattening an island that has an outlet, moving a sink, or adding a gas cooktop generally does, so confirm with the city if those are in scope. Many North Natomas neighborhoods have HOAs that set work hours and rules for dumpsters and trucks.
Cost and timeline
Removing 2cm builder granite is usually quicker than tearing out old tile, and newer cabinets rarely need repair. Costs depend most on square footage, slab tier, island size and cutouts. Appliances and sinks from the 2000s
Many North Natomas kitchens still have their original freestanding range, over-the-range microwave and a 50/50 double-bowl undermount sink. If you plan to change any of these, decide before templating. A slide-in range needs the counter cut to a specific width and depth; a new cooktop needs its exact cutout template; a larger single-bowl sink or a workstation sink changes the cabinet requirements.

At the slab yard
Builder granite from the 2000s is often tan, brown or gold. When moving to a lighter quartz or stone, bring a cabinet door and a flooring sample to the supplier. Under the warehouse lights, warm whites and creams usually look closer to how they will read next to honey or cherry cabinets at home than stark whites do.
Backsplashes, bathrooms and nearby
